Casa Jual is a modern 3 bedroom, 2 bathroom detached villa located at Roche Viejo, nr Conil de la Frontera, (Cadiz province) in a quiet rural area, overlooking fields and next to a pine forest. It is comfortably furnished with good quality furniture & appliances. The property has a spacious lounge/dining area, fully equipped kitchen, 3 bedrooms (1 double, two twin plus a travel cot for a baby) and two bathrooms (1 en suite).
Outside there is an 8m x 4m private pool set in a large, secure, lawned garden. To the side of the villa there are two patios with loungers and dining facilities and there is a third patio to the front of the villa. Our guests can also make use of a large brick BBQ close to the patio.
The kitchen is fully fitted with gas hob, electric oven, microwave, dishwasher, washing machine, fridge/freezer, toaster, filter coffee maker, iron/board. There is a breakfast bar with 2 bar stools. We have plenty of crockery, cutlery and glasses for eight people plus pots, pans, serving bowls and platters, teapot, cool box and general utensils. We also keep some plastic plates and cups for children and/or for use around the pool. The oven, hob, fridge/freezer and dishwasher were all replaced in 2017. The kitchen leads directly to the main patio.
The lounge area has a large bay window and glazed, double entry doors. It contains two comfortable leather sofas, coffee tables, a 32” flat screen TV, satellite, DVD player with a selection of DVDs and blue tooth speakers. There are some children’s toys including wooden train track and trains and some puzzles. For older children/adults there is Scrabble, Draughts, cards, Chess, Jenga and Battleships.
The dining area has a full sized dining table which seats six comfortably, plus a child’s high chair.
There are 3 bedrooms, 1 double (ensuite) and 2 twin. The main bedroom has a 5ft double bed, double built in wardrobes, chest of drawers, two bedside cabinets with lamps and a full length mirror. The twin bedrooms have twin single beds which can also be converted into a double, or alternatively one can be put under the other to make one single bed. One bed in each of the twin rooms can have its legs lowered, to make it safer for young children. Both twin rooms have a double wardrobe (one with two drawers under), one bedside cabinet and lamp. The second twin has a free standing chest of drawers. All bedrooms have good quality mattresses, percale white cotton sheets and a hairdryer. One twin room also has a bookcase with a selection of novels.
There are two bathrooms. The main bathroom has a corner bath with shower over, toilet, bidet and wash basin. The ensuite also has a bath with shower over, toilet, bidet and wash basin.
The villa sits in the centre of a large secure, lawned, private garden. There is an 8m x 4m private pool set into the lawn with internal steps (not metal). The deep end is approximately 6ft and the shallow end approximately 3-4 ft although it is shallower at the steps.
To the side of the villa there is a large covered patio with a table and six chairs, ideal for enjoying meals al fresco. There is also a second covered patio to the front of the villa and a further uncovered patio area to the side with six sun loungers. The garden is sunny, secure and private and has a large lawn which surrounds the villa, making it ideal for families. Our guests can also make use of a large brick BBQ close to the patio.
The property has an entry phone on the entrance gate and a large sliding gate to the parking area. There is also a washing line to the rear of the villa.

The villa is 3km from a beautiful, sandy beach at Roche, where there is an excellent restaurant & summer bar overlooking the beach making it a great location for evening drinks while enjoying the beautiful sea views.
A children’s playpark, chemist, beach shop, 2 restaurants and cafe (summer only) can be found at Roche or you can walk to an excellent greengrocer/mini-market, restaurant and venta all 10 minutes walk away. There is also a larger supermarket & range of shops 5 mins by car.
Pets not allowed, no smoking inside, car recommended, No groups of under 25s.
All towels and linen and beach towels are provided the property is cleaned for your arrival and on your departure.
A 20% deposit is required at the time of booking the balance is due 6 weeks before arrival by bank transfer or in cash on arrival.
There is a 150€ refundable damage deposit also due on arrival to be refunded at the end of your stay subject to satisfactory inspection of the villa.
Saturday arrivals, Arrival time is 4pm and departure 10am.
